Short Term Rental Accommodation (STRA)
The NSW Government has introduced new fire safety standards for Short Term Rental Accommodation (STRA). The new rules came into effect on 1st November, 2021.

This regulation covers all Short Term Rental Accommodation including AirBNB and similar.
Evacuation Diagrams
There are specific requirements for these evacuation plans as defined in the Short-term Rental Accommodation Fire Safety Standard.
As well as the components of the plans and their locations, there is a requirement regarding the orientation of the plans.
Evacuation plans that meet specified standards will be required at the entrance to your property and in all bedrooms.

Smoke and Heat Alarms
There are specific requirements for smoke and heat alarms as defined in the Short-term Rental Accommodation Fire Safety Standard.
Smoke and/or heat alarms where required are to be wireless interconnected with non-removable 10-year lithium batteries or hardwired and interlinked with non-removable 10-year lithium batteries
If your dwelling includes a locked garage A heat alarm must be installed in any private garage attached to the dwelling, that is not associated with the dwelling. This means heat alarms must be installed in a private garage that forms part of the dwelling, located beside or beneath the dwelling, that is locked and not accessible to the guest.
In these circumstances a heat alarm must be installed in the locked private garage, interlinked to smoke alarms in the dwelling by either 240 volts interlinked or wireless.
Notification signs must be installed in the private garage and dwelling advising the guest of this situation. The intent of this legislation is to provide guests, that do not have access to the garage of a potential building fire where they cannot reasonably investigate the situation.
